Repairs
We find the leak before we price the fix
Water shows up in one place and comes in somewhere else. On a flat roof it can run along the deck for yards before it drips.
We trace it, photograph it and write the repair. If a repair is not worth the money, the bid says so.
The leak is traced, not guessed
The repair is written and priced before work starts
We say when replacing is the better buy

Where water gets in
The usual places on a flat roof
Seams
A seam that has opened or lifted at the edge of a sheet.
Flashing
Where the roof meets a wall, a curb or a pipe.
Drains and scuppers
Clogged or loose drains hold water on the roof.
Penetrations
Pipes, vents and units that were cut through the roof.
Blisters and splits
Raised or cracked membrane from trapped moisture or movement.
Ponding
Water that stays after rain, usually a slope or a drain problem.
Repair or replace
When a repair stops paying
A repair is the right answer when the roof is sound and the problem is one spot. It is the wrong one when the insulation under the membrane is wet over a wide area, or when you are patching the same roof every year.
We show you the photos, the moisture readings where we took them, and the cost of both. The decision is yours and your board's.

Repair questions
Do you only replace roofs?
No. We repair first when a repair makes sense, and we say so in writing when it does not.
What if water is coming in right now?
Call (334) 555-0100 during office hours. After hours the line takes a message, and the first call back tells you what to do until a roofer can get there.
Can I text you photos of the roof?
Yes. Text them to (334) 555-0100 with the building name and address. Photos help us plan the roof walk; they do not replace it.
What warranty comes with a roof?
Two papers, kept apart. The roofing manufacturer warrants the material. We warrant our workmanship. Each bid states the years, what is covered, what is not and who to call.
Water coming in? Tell us where.
The leak form takes a minute. You can also call or text photos.
