Re-roofing
Re-roofing school, church and public buildings in Montgomery
A roof is replaced when repairs stop holding. We say so after the roof walk, with photos, and we write the bid for the system that fits the building.
The bid lists what comes off, what goes on and what it does not cover, so two bids can be laid side by side.
The roof walk comes first
Photos and the scope go in the bid

What goes on
Four ways to roof a commercial building
The right one depends on the deck, the slope, the drains and how the building is used.
Single-ply membrane
TPO, PVC or EPDM sheets, welded or glued at the seams. A common choice for flat roofs on schools and offices.
Light colors reflect heat
Seams and flashings are where we look first
Modified bitumen
Layered asphalt sheets, heated or glued down. A tough surface where there is foot traffic or rooftop equipment.
Built up in layers
Good under walkways and equipment
Metal panels
Standing-seam or screw-down panels. Used on low-slope and steep roofs, and often over an old roof.
Sheds water fast
Panels and trim are chosen with the maker
Architectural shingles
Asphalt shingles on pitched roofs: sanctuaries, parsonages, small offices.
For steep slopes
Needs good ventilation
Two ways to start
Re-cover or tear off
We say which one we would do on your roof, and why, in the bid.
| Tear off | Re-cover | |
|---|---|---|
| What it is | Tear offThe old roof comes off down to the deck, and the new one goes on the deck. | Re-coverNew roof over the old one, where the code and the deck allow it. |
| Noise and mess | Tear offMore debris, more trucks and more days of noise. | Re-coverLess debris and less time on the roof. |
| The deck | Tear offSeen and fixed, with a price per unit stated in the bid. | Re-coverStays covered, so it is not seen. |
| Wet insulation | Tear offComes out with the old roof. | Re-coverCan stay in place under the new roof, which is why we test first. |
The job
How a re-roof runs, day by day
- 01
Step 1: Before the first day
The pre-construction meeting settles the dates, the access, the fenced area and the crane or hoist.
- 02
Step 2: Day one
The work area is fenced and signed. The crew sets tie-off anchors and starts the tear-off or the prep.
- 03
Step 3: Each day
Every section opened is dried in before the crew leaves. Debris goes in the dumpster, not on the ground.
- 04
Step 4: The last day
Flashing, drains and edge metal are checked against the bid. We walk the roof with you and photograph it.
- 05
Step 5: The papers
You get the workmanship warranty, the manufacturer paperwork where one applies, and the photos.
Re-roofing questions
What kinds of roof do you work on?
Flat and low-slope roofs in single-ply membrane and modified bitumen, metal panel roofs, and steep shingle roofs on sanctuaries and older buildings. The roof walk decides which fits yours.
What warranty comes with a roof?
Two papers, kept apart. The roofing manufacturer warrants the material. We warrant our workmanship. Each bid states the years, what is covered, what is not and who to call.
Who pulls the permit?
The bid says whether the permit is ours or yours. It depends on the work and on your city or county.
What happens if it rains in the middle of a job?
Open sections are dried in before the crew leaves each day, and the bid says how. A forecast that rules out safe work moves the day, and we call you.
Can you work around our calendar?
Yes. School years, services and events decide when the roof can be open. The dates go in the bid, and we settle them at the pre-construction meeting.
Ready to put the roof out to bid?
Send the building and the roof area. We will call to set the roof walk.
